The Pemberton building consists of 251 suites and forms part of Strata Corporation VR 437. The companion Lillooet building is also part of the Corporation. Constructed in 1973, this building has 13 floors with 4 two bedroom, 12 one bedroom and 4 studio units per floor. Situated on the northern perimeter of the site, the building is oriented for a north and south exposure. The corner suites are all two bedroom with a size ranging from 834 to 836 square feet. The south facing two bedroom units include a two piece ensuite bath in addition to the 4 piece main bath. Six of the one-bedroom plans are found on the south side with sizes ranging from 683 to 691 square feet. The other six one-bedroom plans are north facing with sizes ranging from 643 to 719 square feet. There are two studio or bachelor suite plans on each side of the building with sizes ranging from 450 square feet on the south side to 481 on the north side. With the south exposure, suites view the Woodcroft gardens and as floor height increases, exceptional city and water views are possible. The north side offers quiet treed exposure with mountain views possible in the higher floors. These north facing suites are also cooler during the summer months. The building completely replaced the hot and cold water plumbing system in 2002. In 2004, the building exterior was repainted and windows re-caulked. All underground parking areas were repainted as part of the upgrade package. A renovation to the lobby area was completed in 2005. In 2006, the common areas of the building were upgraded including carpets, paint, suite doors and door hardware. All three elevators had their interiors renovated along with an upgrade of some electronic components. In 2009 the owners approved the complete rebuilding of all three elevators to upgrade them to near new condition. This project will be completed July 2010. The new roof replacement that was approved in 2009 has now been completed as of June 2010. Percentage of rental suites is 51% as of April 2010. There is no restriction on rentals. All two-bedroom suites allow four residents; two residents are allowed in both the one bedroom and studio suites. The Pemberton building shares recreation facilities with the Lillooet building.
